THE SMALL MULTI-FAMILY

In late 2022 New Orleans enacted a text amendment to the zoning ordinance allowing for the development of up to four units, with conditions, on sites that previously permitted a maximum of two dwelling units. In concept this constituted a transition from restrictive and pervasive single-family zoning, offering a potential for significant, and desperately needed, densification of many neighborhoods in the city.
